1.1.1 Project Introduction

With forests, mountains, and clear water as the main body, the project is based on the premise of ecological environment protection and optimization, taking advantage of the location environment, and featuring historical and cultural landscapes and Kanto customs. It is a multi-functional and comprehensive ecotourism demonstration area of international standard integrated with tour and sightseeing, ecological vacation, sports and leisure, fitness and recovery, and popular science education, creating a characteristic ecotourism town that is suitable for livability, business and tourism.

1.1.2 Market Prospect

(1) Market analysis of characteristic towns

“Characteristic towns” are different from traditional towns and villages, but focus on emerging industries, such as information economy, environmental protection, health, tourism, and finance. There is an essential difference between a characteristic town and an “town” in an administrative department. A “characteristic town” is a comprehensive platform based on industrial development and integrating industry, culture, tourism, and community functions. In July 2016, the Ministry of Housing and Urban-Rural Development, the National Development and Reform Commission, and the Ministry of Finance jointly issued the “Notice on the Cultivation of Characteristic Towns”, which proposes to cultivate 1,000 characteristic towns by 2020. In October 2016, the first batch of characteristic towns was announced, with a total of 127 Chinese characteristic towns. Most of them (51%) were guided by the tourism industry. If considering ethnic settlements and historic culture as big IPs in the tourism industry, then the proportion of tourism-oriented industries in characteristic towns is even greater. The list of the second batch of featured towns is now being screened. This screening is more stringent than the first one, to prevent the conditions of regarding real estate as a single industry and “characteristic towns” as gimmicks to conduct circle terrestrial development.

China's theme parks above the designated size now receive more than 3 million tourists a year, and the huge number of tourists guarantees good cash returns for theme parks. A major customer market for a theme park (within 1 hour by car) needs to cover at least 2 million population areas, and the secondary customer market (within 3 hours by car) also needs to cover more than 2 million population areas. In China, there are more than 80 large cities with populations of 5 million or more outside of first-tier cities, so theme parks have great potential for future development.

(2) Analysis of ecotourism market

Ecotourism emerged in developed western countries and began to be introduced to China in the 1990s. China has good conditions for developing ecotourism and the development of ecotourism is very rapid.

Ecotourism is to balance economic interests by reducing environmental pressure, to achieve inter-generational benefit sharing and fairness by maintaining the integrity of landscape resources and culture in tourist areas, and is a good way to achieve the sustainable use of tourism landscape resources. The rise of the global green wave and the idea of sustainable development point out the right way for the development of tourism. Eco-tourism is produced and developed under this background, which is actually one of the contents and forms of sustainable development of tourism.

China's ecotourism is mainly developed on the basis of natural reserves, forest parks, and tourist attractions. Ecotourism is also booming, but because of incomplete ecotourism-related laws and regulations, backward management systems, and blind overdevelopment, the damage to the resources and environment of the ecotourism area is also shocking. In the absence of in-depth research and comprehensive scientific verification, some related departments of local government eager for quick success and instant benefits have carried out exploratory and leased development, causing damage and waste of many non-renewable precious tourism resources.

With the development of the tourism industry and the changes in the economy and culture of the entire society, people's psychology and lifestyle, consumers' perceptions of tourism needs have changed greatly. More and more people hope to relax their minds, relieve the nerves, and seek freshness through comfortable and easeful pastoral life, and ecotourism activities such as rural vacations and leisure experiences are widely accepted. The construction of ecotourism development projects is in line with the development direction of today's tourism and has a broad market prospect.
